We welcome all potential tenants interested in renting an annual property managed by KOVI Investments. For our process, we require each candidate to submit a thorough application for assessment. The information provided in the application, alongside credit reports, criminal history, and previous rental experiences, will determine the approval for a rental. As an organization, we’re committed to equal opportunity in housing and strictly comply with all federal, state, and local housing laws, including those related to fair housing.
Each prospective tenant aged 18 or above is required to fill out an application form, which can be provided either online or in hard copy upon request.
Each candidate is required to provide a valid form of photographic identification. This could be a driver's license, a passport, or any other form of government-issued ID. This ID can be uploaded as part of the online application process.
Proof of income, which can be uploaded as part of the online application, is mandatory. The form of verification required may depend on the applicant's employment status.
A third-party pet screening process is necessary for all applicants. This process confirms whether pets will inhabit the property, registers a pet, or registers an emotional support animal or service animal. Please note that additional fees are applicable only for pets.
An application fee of $50, which is non-refundable, is due for every applicant aged 18 or above. Please carefully review our tenant selection guidelines before submitting your application to ensure you understand the criteria.
All sections of the application form have been filled. Application fees have been paid. All necessary documents and identification have been received. The applicant's credit score is above 620. No bankruptcy has been filed within the past 7 years. There are no collections (excluding medical or student debt). Income is at least thrice the rent amount. There are no severe felonies committed within the past 7 years. No evictions within the past 7 years. Positive residential and employment history.

No more than one of the following exists: credit score between 620 and 580, discharged bankruptcy within the last 7 years, less than $1000 in collections, income between 3 and 2.5 times the rent, more than 3 late payments in 12 months, more than 1 NSF payment in 12 months, more than 1 lease break in 12 months.
The application form is incomplete. Application fees are unpaid. Required documents or identification are missing. Credit score is less than 580. A dismissed bankruptcy exists within the last 7 years. Collections exceed $1000. Income is less than 2.5 times the rent. A serious felony has been committed within the last 7 years. There is an eviction record from the last 7 years. Negative references from residential history. Negative references from employment history.
*Criminal Record Evaluation
Criminal records must not show convictions within the past 7 years for manufacturing or distributing controlled substances. For other convictions, individual assessments will be conducted considering mitigating factors such as circumstances of the criminal conduct, age at the time of the conduct, evidence of good tenancy before and after the conduct, nature and severity of the conviction, and the duration since the conviction. Criminal history indicating a potential threat to the safety of others or potential property damage may lead to application rejection.
*Guarantors or Co-signers Guarantors or co-signers must complete an application, undergo the screening process, pay the application fee, and meet all minimum requirements listed in this Tenant Selection Criteria. They must also provide proof of gross monthly income at least four times the monthly rent.
